The southwest corner of Franklin and Western is home to a Valero gas station, but a plan is in motion to turn the site into a new five-story building with a mix of residential and retail.
Urbanize LA reports that a Santa Monica-based company is behind the move to turn the Griffith Park-adjacent property into a mixed-user featuring 96 residential units, 16 of which would be reserved for very low-income tenants, and about 5,600 square feet of ground-floor retail space with both ground level and underground parking.
Plans filed with the city show the developer is also requesting an alcohol permit. This stretch of Franklin is largely residential, so a little retail and a bar or restaurant could be useful for the locals here.
The project would sit on just shy of acre of land and would also mean the demise of three residential units to the east of the gas station.
This relatively quiet corner is just a block north from Hollywood and Western, where development is booming around the subway’s Red Line, including a new “European-style” boutique hotel” and six-story mixed-user are under construction.
A few more blocks up is the busy Sunset and Western intersection, where an incomplete Target sits, stalled by lawsuits and still awaiting word on whether or not it can be finished or is doomed to sit, nearly done, for eternity. Directly across the street from the Target shell is a huge corner lot where a strip mall will be replaced by 293 residential units and about 34,000 square feet of retail.
