An auto repair shop on Temple Street near the border of Downtown and Echo Park could soon become a residential building with 54 units of housing.

Plans filed with the city Wednesday indicate that the project, located at 1100 West Temple Street, would be developed by Los Angeles -based firm Laterra Development. The company is also working on a 221-unit apartment project further west on Temple, along with a housing and retail development near Barnsdall Park.

This particular project will be located immediately across the street from Geoff Palmer’s latest—and largest—Italian-inspired fortress. That means it’s also pretty close to the freeway, with the nearest overpass just a half-block away.

Plans indicate that the units in the building will be market rate, with the exception of four that will be set aside for very low-income residents (those making under half the median income). In exchange, the developer is asking to set the project back a little closer to the sidewalk.

Space may be at a premium on the project site, which measures less than a half-acre in size.
