Rare new Venice apartment complex would bring 56 units to the area

A new development may be on the way to Venice, bringing 56 new apartments to the increasingly pricey Westside neighborhood.

The development would replace a small apartment building near the intersection of Venice and Lincoln boulevards—and right next door to trendy motorcycle/coffee shop Deus Ex Machina.

Plans filed with the city Wednesday indicate that the project would include six units set aside for extremely low-income residents (those earning under 30 percent of LA’s median income).

Because the building would be within close proximity of multiple major bus routes, the affordable housing component qualifies it for incentives under the city’s new Transit Oriented Communities program, which voters approved last year as part of the Measure JJJ ballot initiative.

Those incentives would permit the development to be 70 percent more dense than zoning rules for the site would normally allow.

Though the neighborhood has changed noticeably in recent years, it’s hardly a hotbed of development, and this would be one of the few new apartment complexes going up in the area.
