The developers looking to build a trio of new buildings at Silver Lake’s Sunset Junction are marching forward with plans to incorporate a boutique hotel in the project.
Developers Frost/Chaddock say they are filing an application today for a four-story, 94-room boutique hotel with restaurant space at 4000 Sunset Boulevard, the site of men’s clothing store Johnson Motors. (They need a conditional use permit from the city in order to operate a hotel within 500 feet of a residential zone.)
At that site, instead of a hotel, the developers had originally planned to build 84 residential units with about 11,200 square feet of space for offices and shops and restaurants.
“The hotel is now officially the preferred option,” says project spokesperson Glenn Gritzner.
The hotel is one of three new buildings Frost/Chaddock want to erect along Sunset Boulevard. The other two buildings—both of them mixed-users with housing—would go up to the north of the hotel.
At 4100, home to a parking lot and the 4100 bar, they’re planning 91 residential units above ground-floor shops.
At 4311 Sunset Boulevard, where the old Bates motel sits now, they’re planning 109 units (with 10 units set aside for very low-income tenants) above ground-floor shops.
In announcing that they’re moving forward with the hotel, Frost/Chaddock also released a batch of new renderings (seen above).
The project is still in the environmental review stage; the final environmental impact report could be released as soon as this spring, then it will have to be vetted in City Hall for approval.
“We would like to be under construction by this time next year,” says Gritzner. “Once the EIR is approved, we’ll go as fast as we can go.”
